While there are a handful big real estate listing platforms in in Spain (like Idealista or Fotocasa), there are many dangers in them.
- Price manipulation: There are agents that list properties at artificially low prices to get you hooked, then claim the price was a “mistake” , just to get your contact and start offering you their much more expensive properties.
- Fake listings: Some agencies create fictional listings at attractive prices to collect potential buyer contact information. Once they have your details, they’ll try to sell you different, usually more expensive properties.
- Properties with occupiers in it. When you see a sweet deal, it most probably has some issues with it. One of the common ones is that your property is occupied by occupadas, that are hard or impossible to get out. You never want to end up in this situation.
- Outdated listings. Many properties remain listed long after they’ve been sold, leading to wasted time and disappointment.
- Fake or misleading photos: Listings may use old photos, digitally enhanced images, or photos from similar but different properties. Wide-angle lenses and clever angles can make spaces appear much larger than they are.
- Hiding bad aspects. Many properties in Marbella have issues that sellers would not want to disclose – for example – constant road noise, walls and windows that are noisewise thin as paper, lots of Airbnb parties in the urbanization, pipes that throw savage in, carbage smell and much more. You have to be local to know all those.
- Duplicate listings: The same property might be listed multiple times by different agents at different prices, making it difficult to determine the true asking price and authorized seller.
